What Puts a Bath in the Luxury Tier
Square footage is the first tell. A standard primary bath is 90 to 120 square feet. The rooms on this page start at 150 and run past 200, and that extra floor is what makes the rest of the program possible.
A wet zone, not a shower stall. Often a wet room: the whole area waterproofed, no raised curb, the floor sloped to the drain, with a freestanding tub sitting inside the glass alongside the shower.
Steam. A humidifying steam generator, a sealed enclosure, a sloped ceiling and a door that closes to the head. Steam is a building assembly decision, not a fixture you add at the end.
Stone chosen by the slab. You stand in the yard and tag the physical material. Marble, onyx, granite and slate all vary in color and pattern from one slab to the next, which is the reason they are worth it and the reason they need real layout planning before anything is cut.
Millwork, not vanities. Inset doors hand-fit to the box, full-height linen towers, integrated outlets, drawers to the floor. The cabinetry is drawn to the wall you actually have.

Stone, Tile and Glass
Natural stone. Marble and onyx carry the drama and etch with citrus and wine. Granite is harder and more forgiving. Slate reads matte and quiet. All of it is less uniform in color and pattern than engineered material, so every run gets dry-laid and photographed before it is set.
Engineered surfaces. Engineered quartz is roughly 93% aggregate and 7% resin, never needs sealing, and is the practical answer for a vanity top that lives under daily product. Solid surface at about 12mm takes an integrated sink and sands to a nearly invisible joint, which is why it shows up in dressing-room counters.
Tile. Zellige brings hand-glazed variation that machine tile cannot fake. Encaustic carries its pattern through the full thickness of the body, so it does not wear away. Mosaic on a shower floor adds grip through the grout joints. Glass and metal work as accents. Herringbone, chevron, basket weave and pinwheel all change the proportions of the room before a single fixture goes in.
Glass and valves. Frameless panels are measured after the tile is set, never before, which is why ours close flush. Every shower gets a pressure-balanced valve so the temperature does not move when a toilet fills somewhere else in the house. Showerheads run fixed, handheld, ceiling-mounted or adjustable spray, and each one has to be plumbed at rough-in.
