How we work

Bellevue houses are not one job. A 1960s Lake Hills rambler, a Somerset split level and a Downtown high-rise unit need different crews, different permits and different cabinet strategies. We scope each one on site before we quote, and the quote is itemized rather than a lump sum.

Most full kitchens run six to ten weeks on site once materials land. Cabinet lead time, not crew availability, is usually the long pole. We say so up front instead of promising a date the supply chain will not honor.

What stays in house

  • Measured drawings, elevations and 3D planning before anything is ordered
  • Cabinet fabrication and installation, framed or frameless
  • Countertop templating, fabrication and installation, including sink cutouts and seam placement
  • Tile setting, shower waterproofing and finish carpentry
  • Permit applications and inspection scheduling in every jurisdiction we serve

What we will tell you that others will not

If your cabinet boxes are solid plywood and the layout already works, refacing is the better value and we will say so, even though it is the smaller invoice. If the boxes are sagging particleboard, or the layout is the actual problem, replacement is the honest answer.

Homes built before the mid-1970s around Lake Hills, Woodridge and Newport often reveal undersized electrical panels, galvanized supply or missing subfloor blocking once the cabinets come off. We flag likely surprises during the walkthrough and put an allowance in the estimate rather than surprising you mid-project.
