The Drain Problem, Explained Honestly
Everything below grade starts with one question: where does the waste go, and can gravity carry it there?
A normal bathroom drains downhill into the main sewer line. In a basement, the fixtures frequently sit below that line, and gravity stops being an option. There are two answers.
Sewage ejector pump. A sealed basin is set into the floor, usually by cutting out a section of the concrete slab. Fixtures drain into the basin by gravity, and a pump lifts the waste to the main line. The basin needs its own vent, an accessible cover and a dedicated circuit. More permanent, handles a full bathroom including a shower, and costs more because of the slab work.
Up-flush system. A macerating unit sits behind the toilet at floor level and pumps waste out through smaller-diameter pipe. No slab cutting, faster, lower cost. The tradeoff is a mechanical unit in the room, a shorter service life, and limits on fixture count and distance.
Which one is right depends on where the main line sits, whether the slab can be cut, and how far the waste has to travel. We check the invert of the existing line on the first visit, because that elevation decides the design and much of the budget.
Some Bellevue lower levels, particularly daylight basements on the Cougar Mountain and Lakemont slopes, sit high enough that gravity works and neither system is needed. That is the cheapest outcome, and we will tell you if you have it.

Moisture, Insulation, Egress and Ventilation
Vapor and moisture control. Below-grade walls and slabs move water vapor even when they look bone dry, and a bathroom adds steam on top. The assembly needs a capillary break and vapor retarder under and against the concrete, insulation detailed so warm moist air never reaches a cold surface, and finishes that tolerate humidity. Skip it and you get musty air, peeling paint and mold behind the vanity within two winters. Bellevue averages about 32 inches of rain a year, the climate that punishes a shortcut here.
Insulation. Below-grade walls, rim joists and the slab perimeter all get attention. A cold bathroom is a bathroom nobody uses, and radiant floor heat over a slab, as resistive electric mats or hot water tubing, is the most appreciated upgrade in a lower-level bath.
Ventilation. A basement bathroom has little or no natural ventilation, so mechanical exhaust is not optional. The fan gets sized to the room and ducted to the exterior, never into a joist bay or a crawlspace. A humidity-sensing or timer switch is worth the small extra cost.
Egress. Adding a bathroom to a finished basement does not by itself trigger an egress window, but converting basement space into a bedroom does. If your project is really a guest suite with a bath, egress becomes part of the permit conversation. We raise it at the assessment rather than at inspection.
Permitting. Below-grade plumbing is inspected work. A basement bathroom requires City of Bellevue building, plumbing, mechanical and electrical permits, and the ejector basin, its vent and its circuit are part of that review. We pull and manage the permits, and we do not cover work before it is inspected.

What moves the number:

Materials and Technical Detail
Below grade, materials earn their keep on durability rather than fashion. Porcelain is the right floor and shower wall tile over a slab because it is dense and dimensionally stable. Glazed ceramic is the value option. Natural stone (marble, onyx, granite, slate) is less uniform in color and pattern, wants more layout planning, and is a more porous choice in a humid room. Mosaic adds grip on a shower floor, encaustic holds its pattern through the full thickness, and glass, metal and zellige work as accents. Staggered, offset, grid and stacked layouts read cleanly in a room with limited daylight.
For the shower, waterproofing material goes over the walls and floor and is then covered with tile. We set a pressure-balanced valve so pressure stays constant with no temperature fluctuation when a fixture upstairs runs. Showerheads can be fixed, handheld, ceiling-mounted or adjustable spray, and enclosures run from curtains to sliding doors, folding doors and frameless glass. In a compact lower-level bath, a stall shower usually beats a shower and tub combination.
Vanity tops: engineered quartz for consistency, granite or marble for natural variation, solid surface where an integrated sink cuts the seam count, and cultured marble, polyester resin plus marble dust and roughly four times stronger than natural granite or marble. Lighting deserves attention in a room with no window: layered ceiling light, at least two IP44 rated sources at the mirror set a foot or more apart, and dimmers.
