BeforeAfterThe finish standard we hold you to
Drag the handle across. These two frames are a kitchen project, shot from one camera position with no staging in between.
We show a kitchen here because tile setting, waterproofing and cabinet work are the same trades that build a bathroom, and this is the standard we hold on both. Ask at the estimate and we will walk you through bathroom work in person.

What a Condo Bathroom Remodel Includes
A condo bath is not a smaller version of a house bath. The walls, the stack and the schedule belong to the building. A standard scope covers:
- HOA submittal package: scope letter, insurance certificates, licence, schedule
- Building protection: elevator pads, corridor covering, dust containment at the door
- Demolition and debris haul-out on the approved route and hours
- Plumbing inside the unit, tied back to the existing stack
- Electrical: GFCI receptacles, IP44 fixtures, new circuits where the panel allows
- Waterproofing over the shower walls and floor, then tile
- Fixtures: toilet, sink and wash basin, bathtub or stall shower, towel bars
- Bathroom cabinets, vanity top, mirror and lighting
- Tile, grout, silicone, final clean and a building walkthrough where required
If you also want the kitchen handled inside the same access window, see condo and townhome kitchen remodeling. Owners of a compact unit bath should also read small bathroom remodeling.
Condo Bathroom Remodel Cost in Bellevue
Figures below are typical 2026 Seattle and Eastside ranges, not quotes. A written number follows the walkthrough.

| Guest or hall bath, 45 to 65 sq ft | $22,000 to $35,000 | Full gut inside the same footprint, new waterproofing, new fixtures |
| Tub-to-shower conversion | $15,000 to $30,000 | Tub removed, curb or curbless base, tile, glass, new valve |
| Walk-in shower installation | $18,000 to $40,000 | Full shower build, waterproofing, bench, niche, frameless glass |

What moves a condo number up or down:
- Plumbing relocation. Moving a toilet in a stacked building means opening the floor to reach the branch line, and in many Bellevue towers the slab depth will not allow it. That question decides more condo budgets than any finish choice.
- Building rules. Quiet hours, freight elevator windows, weekday-only work and a single approved debris route stretch the labor days. None of it shows up in a material list.
- Home age. Bellevue has 64,688 housing units, and much of the mid-rise stock around Wilburton and BelRed predates current waterproofing practice. Old mortar beds and soft subfloor surface at demo.
- Waterproofing systems. A membrane run correctly costs more than a fast tile job over backer board. It is also the only part of the room keeping water out of the unit below you.
- Cabinetry and material specification. Quartz, natural stone and cultured marble tops sit at different price points, and so do stock, semi-custom and shop-built bathroom cabinets.
How a Condo Project Runs
- In-unit visit. Roughly an hour. We measure, check the valve, look at the panel and read your building's remodel rules.
- Written proposal. Line-item scope with allowances stated, plus a schedule the building will approve.
- HOA submittal. We assemble the packet and answer the association directly, so you are not the middleman.
- Protection and demolition. Elevator pads, corridor runners, containment at the door.
- Rough-in and inspection. Plumbing and electrical, then City of Bellevue inspection where the permit requires it.
- Waterproofing and tile. Membrane first, flood test where the assembly calls for it, then tile.
- Fixtures, cabinets, glass, lighting. Frameless glass is templated after tile, never before.
- Punch list and clean. We clear the list before asking for final payment.
Most condo baths run three to five weeks on site. Glass templating and cabinet lead time, not crew availability, set the back half of the calendar.
Materials, Valves and Waterproofing
Tile is the surface that has to last. Porcelain is the workhorse for condo floors and shower walls. Glazed ceramic is the economical option. Natural stone (marble, onyx, granite, slate) is less uniform in color and pattern than manufactured tile, so it needs more planning before anything is set. Glass, metal, terracotta, mosaic and zellige work as accents. Encaustic tile earns its price because the pattern runs through the full thickness and does not wear away underfoot. Layout is a real decision: herringbone, chevron and basket weave read as custom, staggered, grid and stacked read as calm.
Behind the tile, waterproofing material goes over the shower walls and floor and is then covered with tile. Skipping it is how a leak becomes your downstairs neighbor's insurance claim. We set a pressure-balanced valve so the shower holds constant pressure with no temperature fluctuation when someone runs a faucet elsewhere in the unit. Showerheads can be fixed, handheld, ceiling-mounted or an adjustable spray. Enclosures run from curtains to sliding doors, folding doors and frameless glass.
Vanity tops: engineered quartz for consistency, granite or marble for natural variation, solid surface where an integrated sink cuts the seam count, and cultured marble, which is polyester resin plus marble dust and roughly four times stronger than natural granite or marble. Electrical is not optional detail work. GFCI protection is required in US and Canadian bathrooms, fixtures need an IP44 rating, and mirror areas want at least two light sources a foot apart so your face is lit from both sides.

Condo owners often pair work. If the plan moves the toilet or the door swing, read bathroom layout reconfiguration first, because in a stacked building that is a feasibility question before it is a design question. Compact en suites frequently go to a wet room conversion to avoid a curb entirely. Larger units get a master bathroom remodel, and a guest half bath is covered on the half bath and powder room page.

Why Condo Owners in Bellevue Hire Us
We read the HOA rules before we bid. Quiet hours, elevator reservations, debris routes and insurance minimums change the schedule and the price. Better found in week zero than week three.
Licensed and insured. a Washington State contractor license and general liability. Certificates go to you and to the association before work starts.
We protect the building, not just the unit. Pads on the elevator, runners in the corridor, containment at the door, a broom-clean site every evening, and change orders priced and signed before the work happens.
Frequently Asked Questions
Straight answers, from the questions we get asked at the estimate.
How much does a condo bathroom remodel cost in Bellevue?
A surface-level refresh typically runs $18,000 to $35,000. A full gut of a 45 to 65 square foot unit bath is usually $22,000 to $35,000, and a larger en suite with a separate shower generally lands between $40,000 and $75,000.
Can you move the toilet or shower drain in a condo?
Sometimes. It depends on slab thickness, branch line location and what your association permits. We check it on the first visit, because it is the biggest fork in a condo budget.
Do you handle the HOA paperwork?
Yes. We prepare the submittal package, provide licence and insurance certificates, and correspond with the association directly.
How long will my only bathroom be out of service?
Three to five weeks on site for most condo baths. If the unit has a second bath we sequence around it. If it does not, we tell you the hard-down window in writing before you sign, and yes, the in-unit estimate that produces that answer is free.
Do I need a City of Bellevue permit?
Like-for-like fixture swaps usually do not. New circuits, moved plumbing and altered walls do. We pull and manage permits inside the contract.
Do you serve my building and ZIP code?
Bellevue 98004 through 98009, plus Mercer Island 98040, Kirkland 98033 and 98034, Redmond 98052, Sammamish 98075 and Issaquah 98027.
Is a tub or a walk-in shower better for resale in a condo?
If it is the only bathroom in the unit, keeping one tub is the safer resale position. With a second full bath, a walk-in shower usually shows better and uses the floor more efficiently.
Are you licensed and insured in Washington?
a Washington State contractor license and general liability. Certificates on request before work begins.
What warranty comes with the work?
Workmanship is covered by a written workmanship warranty. Manufacturer warranties on fixtures, tile, glass and cabinetry pass through to you, printed in the contract.
