What moves the price in Kirkland:

  • Which decade your neighborhood was built in. Kirkland incorporated in 1905 and holds the oldest housing on the Eastside, concentrated in Moss Bay and Houghton. A 1920s or 1940s house near the waterfront can have knob-and-tube remnants, undersized service, no counter GFCI and framing out of plumb by half an inch across a ten foot run. Shop-built cabinets scribed to the actual wall cost more than a stock package, and in those houses nothing else fits cleanly.
  • Annexation history, which is really building-era history. Houghton came in during 1968, Totem Lake in 1974, South and North Rose Hill plus South Juanita in 1988, and Finn Hill, North Juanita and Kingsgate in 2011. Each wave built out in its own era, so a Rose Hill kitchen from the late 1980s and a Moss Bay kitchen from the 1940s are genuinely different scopes of work.
  • Soffits and eight foot ceilings. Common in 1970s and 1980s Kirkland. Removing a soffit to run 42 inch wall cabinets to the ceiling means drywall, paint and sometimes rerouted ducting or wiring.
  • Condo stack plumbing. Downtown and Carillon Point units share risers, and a relocated sink may not be permitted at all. Worth knowing before you fall for a plan.
  • Slab yield. A long peninsula or a large island in a single-slab material can force a second slab purchase.

Likely surprises get a written allowance in the proposal instead of an invoice in week three.

How the Project Runs

  1. Free in-home estimate. We measure, open the panel, check the drain and give you an honest budget band.
  2. Design and selections. Plan, elevations and 3D renderings. Appliances are specified before cabinets are ordered.
  3. Written proposal. Line-item scope, stated allowances, milestone dates.
  4. Permits and ordering. City of Kirkland permits where required, plus HOA submittals on condo and townhome work.
  5. Demolition and rough-in. Electrical and plumbing, then inspection.
  6. Drywall, texture, paint and flooring.
  7. Cabinet set and leveling, then countertop templating. Templating after the boxes are level, never before.
  8. Stone, backsplash, appliances, trim, hardware.
  9. Punch list and final walkthrough.

Six to ten weeks on site for a full remodel once materials arrive. Cabinet lead time, not crew availability, is almost always the long pole.

Remodeling Kirkland's Housing Stock

Kirkland is the oldest incorporated city we serve on the Eastside, chartered in 1905 around Peter Kirk's planned steel mill, and it grew into 95,499 residents and 40,019 housing units across an unusually wide range of building eras. The 2023 median household income of $143,533 tells you owners can afford good work. The building dates tell you what that work will involve.

Downtown Moss Bay and Houghton carry the oldest inventory. Small original footprints, separate dining rooms, plaster over lath in the earliest houses, and kitchens designed for a freestanding range and a single wall of cabinets. The Peter Kirk Building and the Kirkland Performance Center anchor that core, and the surrounding blocks are where we do the most wall removal and the most electrical service work. Carillon Point, redeveloped from the former Lake Washington Shipyard, brings a different job entirely: condo and mixed-use units with shared risers, elevator scheduling and association rules about work hours.

North of downtown, Juanita Beach Park sits at the head of the bay, and South Juanita and North Juanita around it hold mostly postwar and 1960s through 1980s stock. Totem Lake, annexed in 1974, built out in that same window. The 2011 annexations of Finn Hill and Kingsgate brought newer suburban construction near Saint Edward State Park. East of I-405, homes near Bridle Trails State Park sit on larger treed lots, and the Cross Kirkland Corridor threads the city on the old rail grade.

The employer base keeps demand steady and schedules tight. Evergreen Healthcare, Google's Kirkland campus and the Lake Washington School District put thousands of owners on fixed work hours, which is why we schedule noisy demolition early and stage deliveries off the I-405 and SR 520 peaks. The wider Eastside market frames the budgets: Bellevue's median sale price sat near $1.56 million in August 2026, and Kirkland trades in that neighborhood, which is why a kitchen here is treated as an investment rather than a cost.

Bathroom Remodeling in Kirkland

Kitchens and bathrooms in older Kirkland houses share the same service panel, the same drain stack and often the same wall. Running both together shares demolition, permitting and the finish trades.

The primary bathroom remodeling page covers the larger scope, from wet walls and waterproofing to double vanities and pressure-balanced shower valves. In a 1940s Moss Bay house where the only full bath is 45 to 65 square feet, small bathroom remodeling is the realistic starting point, typically $22,000 to $35,000. Owners of genuinely period houses who want to keep the character should read historic and vintage bathroom renovation, which covers hex tile, wall-hung basins and clawfoot conversions done with modern waterproofing behind them.

Bathroom ranges overall: cosmetic $18,000 to $35,000, moderate primary $40,000 to $75,000, major structural primary $75,000 to $150,000 and up.

Frequently Asked Questions

Straight answers, from the questions we get asked at the estimate.

How much does a kitchen remodel cost in Kirkland?

Cosmetic updates run $25,000 to $50,000. Mid-range full remodels are $50,000 to $100,000. Custom and high-end work starts near $100,000 and passes $200,000 with structural changes.

Do you serve 98033, 98034 and 98083?

Yes. Those three ZIP codes cover the city from Moss Bay and Houghton through Rose Hill, Juanita, Totem Lake, Kingsgate and Finn Hill.

My house is in Moss Bay and was built before the war. Is a full remodel realistic?

Yes, with the right expectations. Older Kirkland houses often need a service upgrade, new branch circuits with counter GFCI protection and drain work, and out-of-plumb walls favor shop-built cabinets. We tell you which of those apply at the estimate.

Do I need a permit?

Cosmetic like-for-like work usually does not. Moving plumbing, adding circuits, upgrading the panel or altering a wall does. We pull City of Kirkland permits inside the contract.

I live in a condo near Carillon Point. What is different?

Association approval, proof of insurance, elevator and freight scheduling, restricted work hours, and shared plumbing risers that may prevent relocating the sink. We handle the submittals and design within the constraints.

Can you remove the wall between my kitchen and dining room?

Usually. On older Kirkland houses that wall is often bearing, which means an engineer's stamp, a beam and a permit. We verify the framing first.

How long does the work take?

Six to ten weeks on site for a full remodel, with roughly three to four weeks of no usable kitchen. Cosmetic refreshes run two to four weeks.

Do you offer free estimates?

Yes. Free, in home, no obligation, normally within three business days.

Are you licensed and insured, and what warranty applies?

a Washington State contractor license and general liability, with certificates on request. Workmanship is covered by a written workmanship warranty, and manufacturer warranties on cabinets, stone and appliances pass through to you.
