Why a Condo Kitchen Is Not a Small House Kitchen

The design problem is the easy half. The building is the hard half.

In a house, the contractor controls the site. In a Bellevue condo the building does: work hours, elevator reservations, insurance certificates naming the association, approved debris routes, and a board that blesses the plan before a cabinet is ordered. Bellevue holds 64,688 housing units, much of the newer inventory stacked in Downtown and Wilburton towers. Every building has rules, and they are never the same rules.

We schedule what the building allows, not what we would prefer. That is the difference between a nine week project and a nine week project plus three weeks of stop-work.

HOA Approval, Insurance and the Submittal Packet

Most Bellevue associations want the same things before they approve a kitchen remodel:

  • A scope of work naming every trade entering the building
  • Contractor licence, bond, and a certificate of insurance listing the association as additional insured
  • A floor plan showing any change to plumbing, electrical or walls
  • Confirmation that no common element, structural slab or shared stack is altered
  • Acoustic underlayment specifications for any hard flooring
  • Start and finish dates inside approved working hours

We assemble that packet and submit it. Board review commonly runs two to six weeks depending on meeting schedules, so it starts the day the design is approved.

Condo and Townhome Kitchen Remodel Cost in Bellevue

ScopeTypical Bellevue rangeWhat it covers
Cosmetic refresh$25,000 to $45,000Refaced boxes, new counters, backsplash, sink, faucet, lighting
Full condo kitchen remodel$45,000 to $85,000New cabinetry, quartz counters, appliances, flooring, electrical, same layout
High-end tower unit$85,000 to $150,000+Custom cabinetry, natural stone, panel-ready appliances, layout changes where allowed

Condo kitchens are smaller, so material quantities drop. Access claws some of that back. Staging on a 14th floor, a freight elevator reserved for two hours, and a debris haul that cannot cross the lobby all add hours a ground-floor job never sees.

What moves the number:

  • Building access. Elevator availability, loading dock scheduling, and the carry from parking to unit.
  • Restricted work hours. A building allowing work only from 9am to 4pm on weekdays stretches the calendar and the labor line.
  • Plumbing and venting limits. If the stack cannot move and the hood cannot vent outside, the layout works around it.
  • Electrical capacity. Older units have limited panel space, and an induction range may need a subpanel.
  • Flooring acoustics. Associations require underlayment meeting a specified sound rating, a real line item on any hard floor.

We price access and HOA compliance as visible line items, so you see what the building itself costs you.

What Can Move, and What Cannot

Usually fixed: the plumbing stack, the structural slab, demising walls, and exterior venting penetrations. A new hole in a facade is almost never approved in a Bellevue high rise.

Usually flexible: non-structural partitions with board approval, circuits inside the unit, the sink location within a few feet of the existing drain, cabinet layout, and appliance configuration.

Ventilation comes up on every job. Where exterior ducting is not permitted, a recirculating hood with a serious charcoal filtration package is the realistic answer. Induction helps, producing far less airborne grease than gas.

The peninsula usually beats the island. Most Bellevue condo kitchens run 70 to 140 square feet, which rarely supports 42 inch aisles on four sides. A peninsula gives the same seating and prep surface against one fixed wall. If your unit has the width, our kitchen island installation page covers the rough-in.

Materials That Work in a Small Kitchen

Frameless European construction hangs doors directly on the box sides, with no face frame eating the opening. In a small kitchen that recovers usable inches on every drawer bank, which is why it dominates condo work. Base cabinets stay 24 inches deep at 34.5 inches high, and wall cabinets in the 42 inch height run to the ceiling for the storage a condo is always short of.

SurfaceSealingWhy it suits condos
Engineered quartzNoneAbout 93% aggregate, 7% resin. The most stain-resistant common household surface. 2cm helps where elevator handling is a factor.
GranitePeriodicallySecond most stain-resistant. Impregnating sealers stretch resealing to every five to ten years.
Solid surfaceNoneRoughly 12mm thick, joints sanded nearly invisible, and an integrated sink glued underneath removes the rim.
High-pressure laminateNonePost-formed or self-edge over particle board or MDF. Economical, light, easy to replace at resale.
QuartziteYesNatural stone with real slab variation for owners who want a statement in a small room.

Counters run 25 to 26 inches front to back at 35 to 36 inches high, digitally templated after the cabinets are set and leveled. In a tight galley, seam placement matters more than it does in a big kitchen, because every seam is within arm's reach.

If the boxes in your unit are sound plywood and the layout works, cabinet refacing is often the smartest condo move available. Faster, quieter, less debris, and far less friction at HOA review. New surfaces alone are covered on our countertop replacement page.

How We Work Inside Your Building

  1. Free in-unit estimate. We read the association's remodel rules first, then measure.
  2. Design and 3D renderings, confirmed against what the building actually permits.
  3. HOA submittal. Full packet, insurance certificate, schedule inside approved hours.
  4. City of Bellevue permit where plumbing, electrical or partitions are involved.
  5. Protection. Elevator pads, corridor runners, jamb guards, sealed entry with negative air.
  6. Demolition and debris removal on the approved route, in the approved window.
  7. Rough-in, inspection, drywall, flooring with the specified underlayment.
  8. Cabinets set, counters templated, then stone, backsplash, appliances and trim.
  9. Punch list, common-area inspection, final walkthrough.

Four to eight weeks on site for a typical unit, plus two to six weeks of board review first. Townhomes with private entries run faster, because most of the access constraints disappear.

Related Services

Owners usually look at the bathrooms in the same window, since the building only has to approve one work period. See condo bathroom remodeling for the matching rules and small bathroom remodeling for tight-footprint layouts. Own a house as well? Full kitchen remodeling covers that scope. A tile or slab wall behind the range is backsplash installation, and boxes built to an odd unit dimension are custom cabinet installation.

Areas We Serve

We remodel condo and townhome kitchens throughout Bellevue: Downtown, Wilburton, BelRed, Crossroads, Factoria, Eastgate, Northwest Bellevue, West Bellevue, Lake Hills and Newport, ZIP codes 98004 through 98009. Buildings near Bellevue Square, Lincoln Square and the Bravern are regular ground for us.

We also take condo work in Mercer Island, Kirkland, Redmond, Sammamish and Issaquah. Interstate 405 and State Route 520 keep the Eastside close. The Bellevue kitchen remodeling home page lists every service.

Why Bellevue Condo Owners Hire Us

We have read an HOA packet before. Submittals, certificates naming the association, approved hours, elevator reservations. Routine here, not a scramble.

Your neighbors barely notice. Corridor runners, jamb protection, sealed entries with negative air, tools off at the posted hour, common areas broom-clean every evening.

Small kitchens are a specialty, not a consolation. Frameless boxes, 42 inch uppers to the ceiling, drawer banks instead of doors, a peninsula that earns its footprint.

Licensed and insured. a Washington State contractor license and general liability, with certificates to you and the association before work starts. Buildings approve dates and we hold them, with every change priced and signed in writing first.

Frequently Asked Questions

Straight answers, from the questions we get asked at the estimate.

How much does a condo kitchen remodel cost in Bellevue?

A cosmetic refresh runs roughly $25,000 to $45,000. A full remodel with new cabinetry and quartz counters is generally $45,000 to $85,000. High-end tower units with custom millwork and natural stone run $85,000 to $150,000 and beyond.

How long does it take?

Four to eight weeks on site for most units, plus two to six weeks of HOA review first. Townhomes with private entries finish faster than high-rise units.

Do I need HOA approval?

Almost always. We prepare and submit the full packet: scope of work, insurance certificate naming the association as additional insured, and a schedule inside approved hours.

Do I need a City of Bellevue permit too?

Yes, whenever plumbing, electrical or partitions are involved. HOA approval and the city permit are separate requirements. We handle both.

Do you offer free estimates?

Yes, free and with no obligation. Send the association's remodel rules ahead of time and we will read them before the visit. Call (940) 209-3977.

Do you serve my ZIP code?

Bellevue 98004 through 98009, Mercer Island 98040, Kirkland 98033 and 98034, Redmond 98052 and 98053, Sammamish 98029, Issaquah 98027.

Are you licensed and insured?

a Washington State contractor license and general liability. Certificates go to the association and to you before any work begins.

Should I reface or replace my condo cabinets?

If the boxes are sound plywood and the layout works, refacing is faster, quieter, cheaper, and it sails through HOA review. Replace when the boxes are failing or the layout itself is the problem.

Can I live in the unit during the remodel?

Many owners do, though it is tighter than in a house. We seal the kitchen, keep a clear path to the entry, and set up a temporary counter with a sink and refrigerator. Some owners stay elsewhere during demolition week.

What warranty comes with the work?

Workmanship is covered by a written workmanship warranty, and manufacturer warranties on cabinetry, stone and appliances pass through to you. Terms are printed in the contract.
